In Housing Society - Part II
Housing society is one Organization. Different types of peoples are living together. Celebrating the festivals together, sharing and caring in the bad situation. Therefore rules and regulations is the important part to manage the activities and keep smooth functioning. As a member of the Housing Society you should know the major rules and regulations, even need to follow it time to time. This rules and regulations mostly define as per Bye laws and approved in the General Body Meeting. Improper ways or failed to rules and regulations can be cause to create as issues in the society. Hence it is helping to perform as a member; even avoids creation of any nuisance.
Proper records of the collected funds & Proper Utilization of the funds
Maintenance amount is an income source of the housing society. It shall be properly use by Managing Committee or office bearers and keep evidences along with the vouchers of these expenses. Even some funds shall be deposit time to time in the bank and maintain records along with original receipts of these deposits. Such funds which were collected from the members shall be utilized properly with relevant evidence.
Major decisions should be taken on the basis of General Body Approval only
If your society is going to take any major decision e.g. Major Repairing of the External Structure of the society, Painting of the Society, Entire Pipe line changes, Construction of the temple in the society area, Repairing of the existing lift or changing of the old lift, Water proofing of the terrace etc. which needs to pay big amount to complete this jobs shall be discuss in the General Body Meeting and decision can be taken by majority of the given options / vendors / services.
Recovery from the default members
Members who is in default category if not did payment in the committed period which is prescribed in the Bye Laws, the Secretary shall bring the cases against that defaulters and charge the notice amount to the particular member. On the death of default member of the society, the overdue of the payment can be recovered from the legal heirs of the deceased member or from the occupant of the flat.
Proper use of parking areas
Member should not hold more parking spaces / stilts if they are not having that much vehicles. If it is observed the parking space is just holding by member 1 but not using the same more than 1 year or more than 1 year but controversy is member 2 is waiting for the parking for more than 1 year. In this case committee have right to cancel the allotted parking of member 1 and can allot to member 2. Member should request to committee through the letter for parking space.
Prior Permission for conducting personal functions and using society area for these function
If any member going to conduct any function / celebration at home and want to use the society area i.e. Terrace or Compound or Corridor or Society Lawn etc. area for their personal use shall take a prior permission from the Managing Committee. Some societies charging the rent amount for using society lawn / swimming pool / society compound or club house area, to cover the extra electricity charges and as rent of amenities of the society which was used during this function.
On time information to the society for modification in the membership
If any member gifting his / her flat to someone or adding associate member or selling his open area parking to another member, in this case member should inform to the Managing Committee and submit the relevant documents on time to them.
Important Regulations
Do not store any material in the flat which required the legal permission
Member cannot store the material of goods in his flat which is can be exploring or burning anytime e.g. Bombs or any kind of similar material. Even which material is illegal to store e.g. Drugs, Guns etc. If you are keeping a gun for safety purpose then the proper license shall be available at home.
Do not do the illegal activities in the flat
Member should not do any illegal activities in his flat which may cause nuisance or inconvenience to any of the other members in the society or flat cannot be use for immoral purpose. if it is observed by committee or any member did complaint to stop all such practices, it can be referred to legal action against that member.
