Introduction
Housing society is one Organization. Different types of peoples are living together. Celebrating the festivals together, sharing and caring in the bad situation. Therefore rules and regulations is the important part to manage the activities and keep smooth functioning. As a member of the Housing Society you should know the major rules and regulations, even need to follow it time to time. This rules and regulations mostly define as per Bye laws and approved in the General Body Meeting. It is helping while performing as a member; even avoids creation of any nuisance.
On time payment of the maintenance
Maintenance is the main source of the payment in the housing society. Hence on time payment of the maintenance is main rule of the society if you are failed to pay on time society charged 21% p.a. interest to the member. A person who fails to fulfill his duty, Members who do not pay his / her maintenance continuously more than 3 months called as a “defaulter”, As per Bye Laws. If it’s continued more than 6 months, society can take legal action against the particular default member.
Permission before starting any repair or renovation in the flat

If it’s continued more than 6 months, society can take legal action against the particular default member.Before starting any renovation, carpentry, painting or major repairing in the flat, member shall take prior permission from the Committee in the writing basis. If without permission he / she will start the work can be eligible for take an action against him /her. Any structural damages or changes in the building structure also not allowed. During the repairing or renovation work if any damaged caused to the lift, compound area or staircases during shifting the material can be applied for penalty.
Repairing work shall be done within given timing by their society and not to do on Sunday’s or public holidays.
Complete the documentation process
Submission of the updated documents on time this is responsibility of the member. Xerox copy of the sale agreement with the stamp duty receipt; transfer of the share certificate, nomination form and on time payment of the property tax these shall be done by the member.
No use of society area for personal use
No member can occupy the society area for their personal use i.e. corridors, area near their main door, passages and main is refuge area which is usually kept open for emergency uses i.e. fire or earth quake exit. This should not be use by any member for personal use. Any encroachment or unauthorized use of refuge area is a serious safety violation.
Properly use of amenities and facilities
Society is providing such amenities and facilities to the members to take a great experience e.g. swimming pool, gardens, club house, gym, activities room etc. even some facilities i.e. lifts, fire fighting equipments etc. members should use these facilities properly as per guidance of the Managing Committee. No member can use this facilities as per their own decision or own wish.
Prior permission for keeping pets at home
Keeping pets at home is allowed and society could not charge any extra charges for this. But these should be properly informed to the society. Pets like Dog and cat if creating any chaos or disturbing to another society members, or members complaining to the Managing Committee about your pets, can be eligible to take the action. Member should take care that pets will not unclean the surrounding area of the society and because of their pets love no one can get irritated or cause to disturbed neighbor life.
Vehicle parking
Vehicle parking should be done in the respective area and which is allotted for you. Prior information letter shall be submitted to the MC members according to this. It should not be done in other member area without prior informing to them. Society is allotting the parking to members on first cum first basis. Hence all members need to take care while requesting for parking.
Information for tenant
If you want to give your flat on rent, prior information shall be given to the MC in writing basis. Introduction of the tenant with the authorized person including required documents i.e. police verification, identity proofs of the tenant and rent agreement should be submitted to the society. Rules of the society shall be informed to the tenant before shifting in the flat. This is responsibility of the owner.
Maintain Cleanliness
Throwing of garbage, rubbish from window/ building and disposal of the garbage in the society area, spitting in the corridors, passage and society area not allowed in the housing society. Garbage should be disposed in accordance with the rules specified by the Society from time to time.
Smoking in the society area
Smoking in lobbies, passage or compound area and terrace will be not allowed by societies except if smoking zone is available in the society.
Use of society staff for personal use
Society’s entire staff is hiring to fulfill the daily needs of the members and maintain healthy and safe environment, i.e. Watchmen, sweeper, gardener, society manager or accountant etc. No member can use this staff to do their personal work. It can create violence between the members and effecting on the functioning of the society.
